You are not paying down the principal balance so if you sell or refinance, the outstanding principal will be higher.

I have a question though, for anyone who'd like to chime in.Based on your experience, what would you suggest - A nationwide type brokerage like Swan, or a local brokerage (small, mom and pop kind of brokerage)?

@Brian Angone Unfortunately, violence seems to be increasing nationwide, especially in urban areas. 

What would you rather own without any financial investment, a cheap property in a zero/low appreciating market or an expensive investment in a historically outstanding appreciation market? 

Housing inventory is at I believe 2.7months nationwide and we are seeing prices come down M-o-M in places like SD, SF, San Jose, PHX.

You never know what could be outstanding against them, so it's worth it to CYA.

Another advantage would be if you are part of a nationwide network of agents/brokers, then you can refer business to other agents/brokers and get paid a 25% referral fee.

They need to know the mix between investors owners and owner occupants, if any one owner owns a majority of the units, if there are any outstanding legal issues, etc.

I am with a private nationwide lender than focuses on investment properties.
