But you SHOULD do a "move-out procedure" - your normal move-out process - at the old unit; you do a walk-through inspection, and identify issues, so this would cover cleaning and repairs to any damages to be taken from the security deposit.

You're correct that there is no redemption period for the owner here, but that's not relevant to this procedure.

I can recommend that you take your time finding qualified tenants and have all of your policies and procedures written out and ready to go.

You have your head on straight, procedures are buttoned down, and you're watching them closely.

"Bad tenant" is a pretty low bar, following the agreed upon procedure to break a lease early isn't that big of a problem.Be aware of the facts of your situation and don't sit on the sideline just because of a lease.
