That being said, I would like any criticism and comments regarding this deal.The specs are:- $1,700,000 manufactured/mobile home park- 63 units/spaces renting for average $305/month- 4 houses renting for $600/month- Parking income, $670/month- Laundry Income, $330/monthThese are estimates, of course, but assuming these numbers to be correct, monthly income would be $22,615.If I put 10% down ($170,000), that leaves $1,530,000 to be financed.

And 18inch models aren't made by too many manufacturers either.

I have never heard of a "Pre Manufactured" home.

Is it a farm area or tourist area, manufacturing, retail, etc.?

Brothers window is just a generic name for their windows, they are not manufactured by Brothers. 

Niagara Falls and Schenectady are very similar cities, that had a robust manufacturing past but today have fallen on hard times and struggle with job loss and a declining population.

I primarily focus on SFR's, however I also invest in multi-unit properties, land, manufactured homes with land, multiple types of commercial properties, including offices and apartment complexes, etc.

In that case the vinyl colour did not permeate all the way through - at the very least the manufacturer should have used a dark coloured base.It appears from your above posts that you do not care for vinyl and do not wish to use vinyl plank.  

All my investments are in Kern County and what I have noticed is that manufacturing and energy/pollution intensive industries are the ones in our county which are being forced out.
