The one quazi exception is if you owned the Denver property individually now but wanted to add a layer of asset protection, you could take title to the replacement property in an LLC as long as it is filed as a disregarded entity such that you would not secure an EIN specifically for the LLC and would continue to utilize your social security number. 

I have blasted the property on Social Media and have for rent signs out. 

Greetings I am a new member to Bigger Pockets however I have heard many references to the site over the years but have been dragging my feet to join another "social networking" site.

Personally, I feel my time, efforts, and $ would be better spent on creating advertising/social networking to drive traffic to my landing pages. 

With other forms of social media, I believe colleague-ing (or "connecting" or "friend-ing") is more of a two-way street to have a conversation, whereas following is meant for someone to follow what you do (including what you post, comment, etc).

I have some money saved up that would be sufficient and some family / friends who are interested in putting some money to work, but would also be interested in alternative methods of financing to scale without the constraint of my personal capital.I'm saying all of this out loud for the social pressure on my new endeavor / goal! 

I found out about Bigger Pockets from a colleague of mine through his social media and started listening to the podcasts myself.

My goal is to get my started my presence in social media.

I am currently working on a Social media marketing agency which should be up an running within less than a month but i have always been so interested in real estate investing.

We are working on our website and have established social media platforms.
