With my design, I have one side (I'll call it the A side) that has my message to the potential seller, along with my contact info - and the other side( the "B" side) says "houses wanted" real big on one end, and then in the middle it just says "Please see reverse side".

I understand and respect the scaled up investment model, and can learn a bunch from it and its practitioners, but small, simple, high control, low overhead, low risk, low headaches by design is the way I roll personally ... although that occasionally bites me when I cross that line between frugal and cheap with johnny lunchbox type contractors :)
