Hi Jim,I think my background in design and construction management allows me to get a decent idea of what something will cost.

I am a professional freelance Architectural/ Interior Design drafter with 15yrs of CD, presentation imaging, and 3D modeling experience.

Also with all that can happen after the property is sold that is entirely outside of the control of the wholesaler; such as poor management of repairs, poor design choices, or lackluster marketing, listing options, or simply disastrous luck not everything can be attributed solely to the buy source. 

We knocked out walls, re-designed the kitchen and updated everything. 

One point they made was that evolution was part of Mindful Design not random mutation.

As I was browsing through data for potential recession predictors, I ran across none other than an index specifically designed to determine when recessions are taking place!

I currently own  a full-service interior design firm offering specialization in Kitchen and Bath Design. 

Not in flood designated zones.Preferences: Rural areas.

With my design, I have one side (I'll call it the A side) that has my message to the potential seller, along with my contact info - and the other side( the "B" side) says "houses wanted" real big on one end, and then in the middle it just says "Please see reverse side".  

I understand and respect the scaled up investment model, and can learn a bunch from it and its practitioners, but small, simple, high control, low overhead, low risk, low headaches by design is the way I roll personally ... although that occasionally bites me when I cross that line between frugal and cheap with johnny lunchbox type contractors :)
