And a final note for comparison, although I grew up in a post 2000 open floor-plan house I also spent considerable time in my grandparents ~1916 home which was constructed by a wealthy engineer of the era.

Sum with Gross Margin and that's your EBIT (earnings before interest and taxes).Next subtract out interest expense and add in any interest income(probably none of that).That gives you net profit before taxes.Then subtract out tax expense.That final number is your Net profit or loss.The principle is accounted for on your balance sheet as you pay your loans you reduce your mortgage liability which increases your balance sheet.

I would say 80%-90% of buyers are owner occupied and per their loan they have to move into a unit within 60 days of closing.

You do still have to have verifiable income history to get a loan, but it's more attainable for someone your age because of the low money down.I'm in the process of buying my first house hack right now at 23 and the lenders that I've worked with do take the income history seriously.

To us, we like the benefit of having tenants there so we can have rents to help qualify for the loan for buying the place, and if we occasionally have to deal with a crummy one, that's just part of the business.
