They are wanting the utilities to be included, along with washer/dryer, however as stated in the listing, and repeated to them, the house is not furnished and only offers washer/dryer hookups.

House hacking, live & flip, BRRR, turn-key rentals, syndication deals, etc?

We are looking to put our house up as an AirBnB while we deploy and all of my research hasn't yielded much fruit.

I could wait to do my renovations and just lay down new flooring for now and advertise for rent while waiting to purchase the other side, but that could hurt my appraisal, and refinance amount.

Had heard from someone at PG&E that a separate meter would be required due to a separate address, however our city in the East Bay said they had not heard of this and were adamant that PG&E could not require it or would even be involved in the ADU beyond the main panel upgrade and solar installation.The state law referenced in the original post, AB 68 by Phil Ting, makes it very clear that a utility cannot require a separate meter, unless the ADU is being built with a new single-family home, or the ADU is to be located more than 150 feet from the primary house.

What would be our best strategy to get this house in my name?

I live in Washington State where housing prices are pretty high and couldn't afford a rental property out here so I starting looking on Zillow for places that were more affordable and came across Dayton and the numbers seemed work out so thought I would try my first rental out.

The park will serve as housing for the surrounding chemical plants, and we are confident that it will be successful since there is very little short term housing on that side of the Mississippi River.

On the other hand, our house has a brand new roof, brand new hot water heater and recently renovated kitchen with newer appliances.
