Bring value, think, rise above the noise. 

Hey Caleb, super similar story here, started with a single duplex 2.5 years ago with a dream to get out of the 9 - 5 grind, up to 22 units in that timeframe and continuing to scale.

I know they have made great strides in the noise levels over the past 10 years, but I am getting conflicting stories from the big box stores and the local appliance specialist.  

Some people may find that stuff valuable, but I get plenty of those from other agents I've met over the years, and honestly don't have time to grind through it all, plus I can data dump and auto alert most of what I'm interested in from Realtor.com anyhow.

I think the great thing about them is that there is no forced air, no mechanicals to break down, they don't make noise, they don't blow dust or impurities through the house and when you get out of a shower and stand by a vent you're not blow dried.I've converted a couple with a low pressure fan unit keeping the ducts in place using the large plentum, that way you don't get the blowing effects and it's still quiet.Draw backs, asbestos wrapped ducts, those can be covered to meet code.

The only ones I avoid would be the very busy street (think road noise - freeway off ramp) or a factory with some sort of pollution, noise or smell.

Send a letter stating that the dog noise is a violation of the lease and something needs to be done to stop it.

We like beginning of the week/morning hours settlements this way if I the lander was to act dishonestly (it happened twice in 16 years both from brokered mortgages) than I can threaten to walk out of the settlement wait in my car, and the Attorney still have enough time to contact the Mortgage processor folks and fix the "little surprise extra points or interest increases" that suddenly showed up from nowhere.Disclaimer: when I had to make a little noise and walked out of the settlement , my settlement attorney or clerk had to call and fax for an hour to get me to sign the documents so knowing that it was not their fault, I gave the attorney a check for a few hundred dollar for their time.

You can hear a good amount of noise from the kids running around.
