It seems like so many MLS houses are priced top dollar with features I NEVER would have chosen when it seems a buyer could pick up a motivated sale after a contractor did a walkthrough with a good idea of what would be needed to make it the "After" picture at closing.

Also don't be tempted to put features in when the neighborhood won't support it.  

If not, that would be a good feature to add, right?

One small local bank that I used for a commercial deal in Berwyn was able to implement online check deposits for me only even though their business banking does not offer this feature.
