I'd like to not wait for another 6 months to perform a Cash Out Refinance, so the Delayed Financing Exception caught my eye where you can take money out before the 6 months is up.

I will also concur with Dan above regarding the valuations (appraisals) after completion, however, I will also state that the values are less of importance starting out expecting them to catch up down the road when there are more comps to properly value these units.

If your business model depends on whether or not the enforcing authority has the resources and political resolve to pursue and catch you, there is a chance you should be reconsidering your business model.The fact that you are questioning the moral implications of this pursuit is a good indication of your integrity.

You’ll need to develop the “eye” and get actual experience to get good with #s and this is where to start.

I realized this was the path for me after my eyes were opened by the amazing Robert Kiyosaki. :)I currently live outside Pennsylvania.

@Gayle Eisner Before the next fire comes along you might as well just shop around for replacement properties for a 1031 exchange and see if one catches your eye.

I'd keep an eye out and only sell after I have my new purchase under contract.
