Please respond if you have any ideas or suggestions on how to deal with this situation or what I can say to express to the tenant in a kind way (if at all possible) to be courteous of your neighbors especially in the middle of the night and that I can hear everything so it would be great if she could keep it down.I am looking for solutions, not sarcasm.Thanks for your time.

Tenant expressed that it will be difficult for her to pay the whole rent if her daughter/son in law move out. ( they are not 100% sure if they are moving in August/2015).The tenant is letting me know as a courtesy.

Talk with her in person if you can so you hear not only her words, phrasing and tone of voice, but so you can also see the non-verbal communication in her facial expression and body language.

Me I would send a PDF version of the document with his information already entered  (after the background/credit check)  and ask him to scan signed version to you and  express mail the original with the checks.

I finally agreed to give her "first right of refusal" through 10AM the next morning, ie, would call her to book if someone else expressed interest.I woke up the next morning to several voice mails from different people expressing interest, so I called her back to see if she was ready to book now.
