What is your niche market where you have the most properties and the most business, people know you, and your trades and PM are close.If the owner ever wants to sell, I want your guarantee that you will refer the sale back to me. 

Has this meet-up ever happened?

The northwest side of SA has decently priced properties around 130-150k properties that rent for about 1k-1,600k i like the area alot and is actually growing pretty quickly so finding tenants would not be very difficult.

Are you going to continue to grow your portolio in the Baltimore area?

One of the single most important pieces of advice that I have ever received is that Timing the Market doesn't work, however, Time In the market does.  

If ever there was cause to come together and fight for better enforcement laws, the issue of squatters is it.
