create an amendment to your lease agreement that requests all holes will be patched up at move out date and tenants are solely responsible for tv/mount will be properly installed. request for receipt/payment in the amendment. no biggie. i allow this all the time.

What newbies don't understand is that the $500k appreciates 5% NOT the $100k down payment. 5% of $500k = $25k annually on your $100k invested dollars.We haven't even talked about the tax benefits, debt pay down, monthly cash flow, and it being a physical asset that will always be in demand.

Taxes $69/year, so not too much of a burden.Tips for auctions that I didn't know before -- 1) sit in the back, so you can see who's bidding against you. 2) try to get an understanding of how the payments are applied (I could have done this, but I had no idea what I didn't know, so I didn't know to find out -- ya' know??)
