This is very much a numbers game so volume is critical.

Meaning as a licensee, you can be putting yourself in position to be legally criticized if you locate a good deal for yourself.  

Another thought is to recognize that they in fact have been critical to the operation / growth and make them the majority owner.

Looks great ... my only criticism is that I probably would've BRRRR'ed that one rather than taking the tax hit by cashing in the short term gains.

The critical element is your intent to hold for rental, investment or business use.  

@Roger CovinI think IRR is one if not the best measure of performance when it comes to comparative analysis of investments, it especially shines when analyzing dissimilar investments (i.e. real estate vs. mutual funds).

It is critical that you write to your representatives to let them know how horrible this would be and how negatively it would impact your real estate business.  

I like cluster marketing because the postcards are cheaper and reaches a different group of individuals who may respond to those verses a professional or yellow letter.I think split testing the various methods in your market is critical.
