@Nick Johnson I've been a bit slow on the start up process due to a combination of analysis paralysis and good deals being harder to find.

I would like it to be a fully functioning business though, any advice.

Economics 101 applies to pricing of hard money............always a function of supply of money and demand for money in a market.

Typically, they'd get paid either a salary or a combination of salary/commission.  

That being said, some common themes we see are lots of dark stained hardwoods (people are starting to ask for wider planks), wood stained front doors, ceramic tile or natural stones ( we don't do any laminate or vinyl products), painted cabinets (generally a white or gray), combined with an accent piece (could be an island or wet bar area) of a different color. 

The investors contribute a combined total of $130k to the LLC.  

Some combination of master lease and contract for deed may be possible if it's done silently.

If you use an LLC structure, whoever functions as the Manager of the LLC can open an account for the LLC.  

It was actually a combination of the two.
