Only, I want to make sure that the infrastructure is in place to be able to handle that kind of volume.I actually do work with some high net worth W-2 earners, surgeons, MD's and such so I see the potential of the future to make some moves but the question is "how" do I get there.

Typically the foreclosing lender will be the amount of the outstanding balance, but they could bid more...for all kinds of different reasons.Go to the sale...see the trustees....talk to them...watch others bid....see what the amounts are...Remember typically there will be no financing......typically you will need cashiers checks on you or go get one nearby by a certain time.

It's almost a wash, and the additional cash flow from paying off the mortgages is exact and unwavering, whereas the cash flow from my building was not, so that kind of stabilizes my income a little bit as I go into  retirement.

My response to the seller would depend on the strength of my negotiating position.If it's a property that has been hard to sell, or if the seller is under some kind of pressure, you probably have the upper hand in the negotiations.If that is the case, I would counter, stating that unless they allow you to conduct a full inspection, you are out of the deal.
