The parts I needed for my commercial oven were discontinued so I had to adapt similar parts from other brands to make it work.

I am brand new to BiggerPockets so any advice or tips on this situation would be helpful.

I have a client in Maryland who finally saw the light.. 

Installed barn doors and finished basement completely with framing and drywall, installed recess lighting and baseboard around the floor.

Ideally, they would find new tenants and do some light renovations before renting it back out.

The building has brand new electrical that I put in and has mostly been replumbed.

Using "lit" light switches is a thing we love to do and the decor style might be more friendly to older people.

Same builder, same house, in same neighborhood for example could back to a busy main street in the entrance of the neighborhood, could face West where people prefer East facing, be the house that everyone drives by and lights shine in the front windows when you enter the neighborhood, could back to power lines in the back of the neighborhood, could be next to the community pool, could be on a corner with a bigger lot, and a host of other factors go into pricing....not just size.The 3 main sources that most sellers use for size are tax roll, appraiser, or builder's plan. 

As a fellow investor and a former insurance agent (many moons ago when I was young and foolish lol) I can shed some light on the subject.

The city is revitalizing the street with a new expanded and beautified road (palm trees, lights ect), and several old buildings are coming down and being replaced with new shops/restaurants.
