We've been around the block awhile!

Property is not in a war zone, block home built in the 70s with taxes at 500/yr. 3/2/(1 carport no garage).

You should always go to the property itself and find out, there are a lot of places that are block-by-block.

post ads on craigslist, make flyers and post them at REI meetings and get some bandit signs and put one in the yard and some within a 5 block radius and at busy intersections so people (cash buyers and investors) will see them.

Plus, its within one block of the square so that automatically zones it as commercial regardless if its a sfh or truly commercial.

I don't know exactly what everyone considers to be a war zone, but there have been a few murders in the surrounding blocks in the last few months.

But, the property manager said that they have worked out an agreement with the police (the station is two blocks down) and they have stopped the loitering and things have gotten better in the last few months.Since this year, the property is taking in an average of $3000 per month.

I live in Amarillo, Tx and can be anywhere in town in 15 minutes, so i'll invest anywhere in town in my price range, minus a war zone or two, but just so happens all my properties are within a few blocks from eachother.

Having been around the block, I think it is going to be more difficult to gain real wealth (I'm not talking happiness, warm and fuzzy feelings, etc) for 1 simple reason.My 1st broker (nearly 40 years ago) told me I should have one goal-"to get 1 miilion dollars in debt".

Do you -A) Walk away and block his phone number.B) Continue to do business with him and let him back into your property to complete the work that he's obviously not qualified to do.This is a really tough situation.
