ADUs are their specialty and they've got a active sites in the bay area that you might be able to visit. 

Sometimes depending on the city or town there may be more activity when people are out of work.

When you start running active business in your IRA, such as wholesaling, the income from such business activity will be subject to Unrelated Business Income Tax, which tops at almost 40%.

Looking for a RE attorney/title attorney, GC, and/or realtor that is willing to put some skin in the game and be active with me in searching for and closing deals.

I know a lot of investors wouldn't want to go this route because they want to hedge their bets ("What if I don't make much money, then I'll still have to pay them interest!")

There are already two big groups (and a few sub groups) in Indy...very active community here. 

I am not predicting anything....but as someone who is very active in the market know of over 4000 units for sale right now in the MF industry....brokers have told me they expect the same for 2019.   

I am actively looking for anything in the 2-4 unit range. 

Real estate syndications are a great way to earn solid returns while not having to actively do anything.
