Awesome cash flowing rental with great Tenants and we can now laugh about the ringer we went through with Tenants, evictions, COVID, rehab, etc.

Also in the process of getting my R.E. license here in CA as well.If you are local that would be awesome as well but simply hopping on zooms weekly to keep each other accountable and make moves is super important.

HVAC will depend on who you have doing it but maybe $4-7k.Happy to refer you to some awesome roofers as well as a couple HVAC techs if you need it.
