@Mike Dymski All major cap ex. items have been taken care of as far as roofs, mechanicals, electrical, concrete, etc.

Still a ways to go but it looks like rough mechanicals are in place. 

The market will demonstrate this through pulling in multiple offers and driving the price northward.If someone priced it "on the money" as a savvy agent would advise them to do, then the market will use it's own mechanisms to determine the "right price" of the home.  

So $4200 for this property, which has all new mechanicals.

@Todd J Killian I would be looking for rent roll, photos of the units if available, if possible previous 12-24 months income and expenses, pro forma rents for the area so I know what it could get to, cma for the property to see what the arv would potentially be and finally what recommended work needs to be done to it, age or mechanicals, roof etc and what should be done to get to that pro forma.
