Establish the value based on your own market analysis.Your property is a rental once it is placed in service - typically the date it is advertised as available.Check your home owners insurance policy and make sure it covers rental operations - I expect it does not.

If you can save someone time by offering your services, they'll see your value and be more willing to show you the ropes a bit. 

I've realized that my carpet is way behind the Woolite carpet stain remover stage. But, I'm also not going to replace the carpet right now. I tried vinegar/baking soda, dollar store cleaners, and Woolite (worked, b...
