4) Where would be best areas to advertise besides campus and craigslist?

The quite title costs more because you've got advertising costs and more attorney involvement.  

People would call and knowing all the inventory on the market in the county (I did the advertising for the office too) I knew exactly which property would fit for them, took them out and sold them.

We are starting several new marketing campaigns and wondering what folks pay for leads that become deals.  

They're advertising 7.5% cash on cash return.

(That's the only place where advertising is allowed...)

You learned a expensive lesson, in the future when someone gives notice make arrangements to view unit before they move, and before you plan on showing it so condition can be noted, give tenant check sheet to let him know what is expected to be cleaned.. this way your not surprised when the bathroom floor was used as a outhouse probably by a pet.. 5 take photo's of unit once it's show ready and save for your advertising.. you have it then and don't have to rely on taking them again for marketing purposes. 

Am i better off using direct mail and improving those campaigns ?
