As an example, they had:- Solid work & rental history (10 years in their current rental)- More than sufficient income (I require 3x rent but they had about 7x)- No prior evictions (this is a hard rule I will never waiver on)- Positive overall credit picture (not a single late payment on any of their accounts when I ran their credit), plus credit scores for both spouses in the mid/upper 700sSo, although I can't see into the future, it just isn't likely to me that applicants like this are going to get into my property and suddenly start paying bills late (or not at all) for the first time in their lives and tank their credit or risk an eviction.

Also, if there is a contractor that would do that whom you don’t have a prior relationship with, then he is probably not very good or he would be busy.A suggestion might be to determine where you want to invest first, then start connecting with other investors in that area.

Some of our residents have agreed to assist us in taking photos/videos of the interior of their units to aid with virtual showings.Leasing typically begins to pickup in March/April, so we will see the full affects taking place in the next few weeks.I went under contract on a house prior to all of this and am still planning on moving forward.

I put in nearly all contracts that the seller must maintain 95% of all rent collections prior to closing or the contract can be void.
