You are using the cash flow of the property to obtain debt financing to acquire your target property.  

Acquire as much knowledge as possible from this site and books and such and I guarantee you will find ways to get started without having those two things.

Hi - I have gotten fairly comfortable with the basic Investor MAO formula of 70% of ARV-repairs.However, I know there is another model of acquiring investment grade properties which is to take over the sellers mortgage.
