I always suggest a visit to the area to tour neighborhoods and properties - see their rehabs, see you are going to be depending on and finally make sure the property management is top notch.

well you just learned about one of the top business enterprises in the state of Utah and that is fulfillment companies.. these companies not only rep real estate but pretty much any other business or speakers that are on tour selling anything from books tapes to tony robbins etc.they are very good at what they do... they are brought up and used to rejection and that's who they hire to sell you and beat you down..

One thing you definitely want to do is tour new subdivisions to see what the trends are and what the best selling floor plans and finishes look like.

It sounds like you have some knowledge of what work needs done, I was under the impression with Sheriff Sales you wouldn't have the opportunity to take a look at the inside of the property but maybe you were able to take a tour of it previously?

As recently as yesterday I helped a buyer close on their property purchase, later toured an investment buyer through a 2-lot home sale for spec build on one lot and fix up the existing into a rental, and today I am hosting an owner-user buyer of a commercial building through the property he's had under contract for 2 weeks and is still moving forward on.Yes, some deals will die.
