Oak Park is a great area to live in, and you can occasionally find solid deals there in multifamily.

I occasionally come across multifamily deals where I work, so I want to check average rent prices in the area to see if its a good enough deal for me to snag myself, but it isn't a constant occurrence where it justifies me paying a subscription you know?

How IF you short sale the property.. then why wouldnt rent be cheaper than a bloated underwater mortgage payment!

i think compared to other parts of the country we also don't have the attics and basements to do the value add deals like the NE and maybe CA.With all that said, we do see occasionally some decent multi family deals. 

Now I'm occasionally that someone coming after you and I have absolutely no problem doing it. 

@Patrick Gilbert I'm a cyclist and ride through the Mars Hill neighborhood occasionally in route to Mann Rd. and beyond to the beautiful hilly roads near Martinsville, IN. 

The planks are going to get broken, some cross beams will occasionally get broken but if my posts are solid all other fence repairs are fairly easy.So far I have never needed to replace/repair a steel post.I do not think a fence helps me collect more rent but it can make the unit more desirable.
