With what you described about yourself I think you would be a great fit.

@Tremaine Baker there are very, very limited opportunities in Wake County that would fit your buying criteria.

In other words, the size of the loan can expand and contract to fit your needs. 

What this does is take away your mortgage insurance while fitting it in as an added cost into your interest rate.

I would suggest instead of looking at all of those properties, analyze them first and only go see the ones that fit your criteria to verify repairs and comps.

Apply 1% rule, start to buy rental in Vegas when house is $200k with $2000 rent each month.1% rule does not fit to all markets.. in some markets you need it and in others you dont really..

This may not fit your buying criteria but it works for me in my situation.

Kindly help me with your wisdom.It’s a semi-detached 2 unit has a new boiler, new hot water heater, vinyl replacement windows, brand new exterior doors, completely renovated 1st floor- 1 bedroom unit - features a living room with a fireplace and granite in the kitchen, ducted for central A/C.The 2nd floor-2 bedroom unit has central A/C.There is W/D hook up in the basement, and also a W/D hook up for the upstairs unit (would need stacked small unit to fit into space).

If you know it is a great deal and fits into everything financially, play a little chess, hedge your bets and give it to the seller easy.

I also have a tenant who is scheduled to move out at the end of April, end of lease, and mutually agreed not to renew (wasn't a good fit).Now she says she hasn't had a chance to look for housing, which is understandable.
