If I were planning on investing in Seattle this wouldn't deter me.What would deter me is their homeless problem, socialist city council woman harping about rent control, prices, the traffic and finally the frequent protests.I know prices are surging and housing is tight but the political climate there would concern me enough that I wouldn't consider investing inside the city limits.

I thought 30 day notice was standard practice and I was getting greedy asking for 45 days.I'm a fan of the "open house" method while it is still occupied by current tenant.

Unless you are competing with new construction inventory that's coming online, I think your B to C properties will continue to chug along, just without massive annual rent increases.Marco, I've been doing this for 14 years and I invested for several years all over Dallas...I probably agree with you assuming **** doesn't hit the fan.
