When the facts are1`. you have no intention of paying cash as you either don't want to ( or with most they don't have it)2. your using weasel clauses to get out of the deal.. there by getting your EM back ( which most starting out can't afford to lose)3, Your partners are nebulous you don't actually have partners you might have a list of investors but they ARE not your partners...

Now I am even considering creating a web page and using adsense from Google.   

Target a few, start looking at online pix, run the estimated value from a few different web sites, see if you can find a realtor nearby to evaluate the property, or at minimum get someone to take some pictures for you.....
