If it is, you can give a 30 day notice to obtain possession of the property.

Thanks everyone for your response, I spoke to an attorney regarding this matter and they say a Notice to Quit is mandatory before starting Judgement of possession and the eviction process.

Growing pains aside, I look back fondly at that home as it laid foundation for the expertise I possess today.
