Hello BP crowd!

My name is Daniel, I am working for a realty company in North Jersey.

We buy homes if the price is right to rehab and list.

I am searching for properties that involve as little as painting of walls to as far as knock down and build new.

I began my homebuilding career following the footsteps of my family business.   I was thrown into the fire immediately, my brother tasked me with an intimidating remodel of a sizable 3-story home in Summit, NJ ($800K purchase), budget allowance of $500K, and a list goal of $2M. 

Fortunately, I had my father and brother's  knowledge to rely on throughout my first remodel.  Demolition came easy as we stripped down to the 2x4's; I didn't mind getting my hands dirty filling dumpsters with debris.  Goals were to remove the roof for an addition plus an extended foundation from the basement.  Coordinating subcontractors was the challenging part, reliable scheduling and satisfactory production can be hard to come by these days.  After completing our 3 month renovation we were able to bring the house to market and sold it within 6 months.   Growing pains aside, I look back fondly at that home as it laid foundation for the expertise I possess today. 

I parlayed that momentum into several other projects within the Summit & Livingston, NJ area.  Picked up new experiences with complete takedowns via excavator to build from the ground up.  Each project has become slightly easier than the last.  Projects have varied from single family to two family splits, but similar problems still exist.  Once again quality subcontractors can be hard to come by as we had shotty wiring done that did not meet required inspection.  The setback set us back months from listing with a global pandemic scaring off the initial buyer's appetite.  However, we were able to persevere through the listing as I'm excited to begin my next challenge.

My 5 years of homebuilding experience has included 5 home remodels totaling over $10M in listing price; budgets have ranged from $300K -$750K.
