I've found places near train stations have lower vacancy rates so the property could still be worthwhile as a long term buy and hold.  

There are plenty of worthwhile investments at the 1% level, and in my opinion, even at the .8-.9%.Is the home located in SE Raleigh?

I've got a couple legal suited up/down duplex's here, and have some learnings but the biggest challenge is going to be to get a worthwhile valuation - making the purchase price even more important (if your goal is a successful BRRRR).

Ultimately, you'll want to have a critical mass of clients to make it worthwhile, and before you get committed it would be great to see if you can get to that.  

Maybe if contacts for those addresses could be exported into the system, that would make it worthwhile.

Its been a while since we had some activity on this thread and thought it was worth while to bump it here.I continue to hear about how newbies want to start out by wholesaling so they can raise enough capital for other investment strategies and I wanted to remind everyone that wholesaling is ONLY an exit strategy, not an investment strategy.

BP works hard to have good podcast guests but one should never assume that just because someone was on the radio they're real or worthwhile.
