Is less than 6% really an acceptable return when you have so many other players in the mix?

I can do some last minute bid changes based on how the funds bid in the first batch of the auction, if I have bids in the later batches.The big players tend to bid at the same rate throughout the auction.

If it helps, here in lafayette, we really dont have much of an REIA club, so im looking for ways to meet the local players in the area, any ideas everyone?

Donna,I buy/sell manufactured homes all over Colorado and I am familiar with the players in the Aurora market.

The buyers there tend to be real players because they have to have the cash to settle in 30 days.

It seems like there are a few key players with endless pockets out here, but they are only picking the low hanging fruit in my opinion. 

He's by far the most active BP member and experienced player from the Portland market. 

STRs were the flavor of the month over the last few years, so naturally they attract new players.

.- Listen to Podcast interviews (BP, other) on MF- Read and participate in BP Apt forums- Attend Conferences - any MF Apt conference or syndication to get exposure / network2) Networking- Attend local MF meetup groups and get to know the players that are doing what you want to be doing.
