Lenders will look at metrics for the property itself including the purchase price, repairs needed, and ARV as well as borrower experience and financial standing. 

Really depends on the route you are taking as to market I'd suggest.

Most people suggest finding an independent agent who can shop multiple carriers as the best option and that is a good idea also but know that some Indy agent's don't want investor business so I'll say it simply Indy's are great but not all Indy's want your business. 

The only concern if doing quitclaim will trigger home reassessment, that will push property tax higher.Comments and suggestions are welcome.
