It has been maintained pretty well but my gut is telling me that it could easily turn into a money pit.

I've always thought (I may be wrong) that they were difficult to get and to maintain the requirements.

When I spoke with 2 of the 4 tenants they said maintaining temperatures in the unit was not a problem.

Bottom line:  You say want to leave your 9 to 5, then study up on how to leverage &/or how to raise $.  

LOLI studied Ju Jitsu for about 2 years, but found that I kept watching the guys in kick boxing class and day dreaming of how cool it would be to be able to actually punch someone in the face.

What you are looking for is a real estate savvy CPA who can also talk about nexus rules and potentially perform a nexus study for you.
