I would ask her about it, and if I had other stronger applicants I'd go that direction, but the screening company gave them a thumbs up, so that is worth something.  

@Keaton English I definitely need to keep in mind that there could be some emotional ties to the property and I need to adjust my pitch so that I am not offending anyone.

When the utility door is open, you can get a whiff of a musty odor outside of the utility room, and the smell is stronger (but not over-powering) inside.I've thought it normal for basements to smell a little musty, and most people that I've talked to about this feel the same.  

I have north of 60% occupancy and a much stronger cap rate than I could expect from long term rentals. 

The folks I know who have done this haven't placed a formal lien; it was just done with a handshake and a promissory note that wasn't officially tied to any collateral. 

Btw, if any of you know of a nice 4/2, at least 2000 sqft and moderately updated I'd appreciate it, I'll be down the week of the 18th to try to tie up a lease.

Or would you rather drive that old Ford another couple years, get your investment business off the ground, and smile when your balance sheet is stronger than that of those around you telling you to "go buy a new one".

LOL - But, there is plenty of property to go around - I'm not looking to take from anyone, just enter the market a little faster and stronger than we did in Dallas.
