Here's the article for more interesting facts and figures. https://www.nar.realtor/blogs/economists-outlook/mom-and-pop-business-owners-day-landlords-of-small-rental-properties Typically there' not much differences between CRE MF and SF MF cap rate, the difference is WHEN the property in that market is reaching 5% cap rate, in Palo Alto CA that cap rate is entered in 2002 maybe, but in Texas or Florida it may entered the 5% zone in 2015-2017.

(Don't want to wait though)Depending on the  property - you  will likely going to need to  up your offer price  and  loan amount to  correspond to the higher  price ...a  40K increase in price wont  make a  huge  difference on the new loan amt ...if this   ruins the   #s  on the  deal - wait for  another property where it makes sense
