I'm working on getting my first piece of property and am now looking in Buffalo, NY which is ~6 hour drive from where I live.

If so, I am having trouble deciding on whether to create an LLC in Maryland (where the properties are) or Wyoming (cause of the know benefits).

As an agent, I have been seeing insane numbers being offered on properties where there is no way the rents can possibly make sense.I'm curious how people are spending so much on multi-family properties, especially in the current rate environment.

No matter where you are in your career, most jobs require more from you than just showing up and doing your job.

This is a staggering difference to the RE agent landscape where vast differences in knowledge and performance seem to have almost no effect like the consolidation effects you can observe in almost any other industry. 

If you are in a market where you don't have a lot of sold data, a couple distress homes could tank the valuation. 

However, if one walks 15 minutes the other way (about 0.5 miles), they would arrive in a war-zone, a public housing project where there are murders reported almost every year.

I get where you're coming from with the concern about the new casino's impact on short-term rentals (STR).

If at all possible, that's where you wanna be.
