You just need to find a bank that will not require a certain amount of "seasoning" of the property.

In my area short sale needs to be seasoned 90 days before it can be resold.

We are once again entering the season of stupid prices - otherwise known as spring - and, unless interest rates start to creep up later in the year I hold little hope we will find anything in the multi-unit universe worth buying.

I have a question for you seasoned Investors.We bought our first house 2 years ago - a really good deal on a foreclosure and we paid $84K.

From what I have seen so far is that the overconfident investors get themselves into trouble in many cases while the grounded ones that are seasoned investors are less prone to that. 

Or is there a bigger problem that’ll take time and money to fix, causing the renter who’s scheduled to move in next month to find another place to live and you to have a vacant unit to market and fill while heading into the off season/cold months?
