At the same time, what you are doing won't be scaleable and can rapidly degrade into a situation where you are being taken advantage of, unintentionally or not.

The property is located in a rapidly appreciating area.

We are hoping to continue growing our real estate portfolio through multi-family homes and possibly a few single family homes in the Buffalo area. 

If the area is stable or growing in population with multiple strong employers, then I'd be comfortable investing in the market at the right prices.
