If the tenant is on a M:M you could adjust the terms with proper notice which would include a rent increase. 

If I recall properly they are both 10 year terms with 15 or 20 year payoffs.  

I personally use both as the cost of an LLC and even the higher cost of lending to an LLC is worth many times the amount of rewards that I get from them.For everyone making broad statements that one doesn't need an LLC, I would strongly suggest that you get more informed about the limitations of insurance and how a properly set up LLC (or sets of LLCs) is protecting you and your assets.

Although I wonder from cost & work perspective, is that better/cheaper to do vs demolishing the existing shed and rebuild properly or replacing with a prefab unit (from Home Depot, etc.) after the demolition.

With this particular surveying company, they saw the error of their ways and provided the corrected survey with the correct lot numbers and easements in the proper places.

You should have a legal right to enter the home as long as you give proper notice.
