I haven't found anyone willing to go over 4 notes. keep in mind, I was just told by a commercial broker that he 95% sure that had a client that would do a wrap into a commercial loan, only after spending countless hours gather paperwork, for him to come back and say he couldn't find anyone to do it.

So if the collateral constitutes 30% security interest in the new deal then the release clause will say that as you pay down the debt on the new investment or pay it off the cloud will be reduced accordingly.Try to get your local regional bank to let you see the paperwork for their "blanket mortgages" or developer loans.

If you happen to pay the exact amount owed in estimated, you're good for next year and just need to file the paperwork by March 15 or April 15 (depending on the corporate structure).
