Check the market and rental demand to avoid empty units.

I have two units in two different buildings.

We will be theoretically converting this unit to a long term rental (not STR) so we won’t qualify for the STR loophole.

I'm reducing the footprint and repricing.... finally a smart person. our floorplan for each unit we build is 668 sq ft and 2 beds for that exact same reason. people that Aren't in cheap markets don't understand. in columbus we face appraisal issues if we don't keep it as small as possible. 

It caught a juniper on fire which caught 2 units on fire.  

This criteria is for 1-4 and 5-8 unit programs.

I had some buildings where about half the units were S8.

I also had non-paying tenants that owed me, HVAC unit needing replacement, large trees hanging over property structure that suddenly died due to beatle infestation and college tuition due all at the same time.  

@Beth Crosby this isnt an issue for a DSCR cash out product vesting under your current LLC but leasing the unit to a company you own rent the property will be an issue with most lenders.
