I'm really curious as to why an agent would not offer their services (negotiation strategies; staging guidance; reviewing offers etc etc etc) on an hourly basis? 

I had a HF offer me $25 million to start, and would go up to around $200 million for buying houses to hold.

People offer to pay cash up front or rent for a longer term in hopes of avoiding any scrutiny.

They know the good companies from the bad ones, and some of them actually offer limited management services too.

Keep in mind that the exact amount you can cash out will depend on the lender's guidelines and the loan-to-value (LTV) ratio they are willing to offer.

For example, idea would be to automatically send aggressive offers and or emails/texts so these deals can be procured, is there a way to streamline/automate this type of system ?
