We were assuming we’d have to go the commercial route but this DSCR method does sound fascinating!

My goal going forward is to invest in small multifamily properties in central Florida through the BRRRR (Buy,Rehab,Rent,Refinance,Repeat) Method.

A really basic method is to just jump on Zillow, choose an area/neighborhood, take note of the average price to rent say a 2-3 bedroom house, or whatever your criteria are.

It's called the BRRRR method.

I've seen habitual dumpster abusers drive up to our dumpsters, see the newly hung sign, and drive away without dumping....More so than catching the thief, we would rather they not try to steal from us.... of course our methods and no methods are perfect.... but they seem to have been fairly effective....  

I have used direct mail in the past for single-family homes but am not sure if this method is effective for multifamily.Thank you in advance for any guidance you can give!

I suspect few would not be thrilled with this ROI, but seeing it is my worse ROI I recognize I could have done better with numerous other RE Investment opportunities.  

There are too many gurus out there teaching these methods and that is a lot of where the problem lies.

I also know how strapped for time they are when it comes to learning new marketing methods, creating content, setting up funnels from top to bottom, etc. 

Make sure that they have a good relationship with companies that will refinance the loan for you if you are using a BRRRR method.
