I'm not sure of the situation but based on the info I would approach this differently.

It sounds like if appreciation is the main goal that will open up different markets for you that will require more capital to gain that appreciation. 

Use an Independent Insurance Agency - every home and area and owner is different - no one company can service all situations.

Do they have a lot of differed maintenance?

Do you see the difference?

I think we're saying the same thing and possibly just have different definitions of broom swept which is fine.

I am currently taking a course for a real estate license ( I know, different and not really necessary for real estate investing) for the sole purpose of commitment and telling myself that if i sign up for it, I am obligated to learn it, take in as much information as possible, and make a career for myself.

If I pledge the low-risk asset for another collateralized personal loan with same or different lender at 7% and buy more of the low-risk, I add 1% to 6%. 

How long it takes to be financially ready is different for everyone.

Turns out everyone has a different idea of what "turnkey" and "rehabbed" means.
