I am looking to do anything/everything (social media campaigns, EDDM, email blasts, etc.).Can someone fill me in on what works and what I should avoid, what I should look into,  and any marketing agencies that I may benefit from, etc?

I would have continued door knocking but I put a 31 space mobile home park under contract shortly after and all purchase funds were tied up.

I would call around the to contract agencies in your area and see if they have preferred housing providers.

We live in Charlotte and joined the nation's largest real estate agency - Keller Williams - (Just across the SC border in Fort Mill) - so there is a lot of tech and data behind everything the company offers and what we do.

You should verify this with the Oregon Real Estate Agency but you can also look it up in Chapter 863 of the Oregon Administrative Rules.  

I almost died when @David Greene said "I just need to get me a RC Cola, a moonpie, and look at a mobile home park...."

I do think the lower price of power is attractive to tech and other industries, therefore, we'll continue to see that grow (T-mobile's here and several data farms just south of us in Grant County (~25 min drive).
