Take a look at your agreement with the listing agent so see if there is a penalty, if not request terminating your agreement immediately or hiring a local PM to represent you to communicate directly with the listing agent to end the agreement.

Big picture, it's foolish for a state that's so dependent on tourism to place onerous restrictions on the ability to house tourists, but many locals make the case that they are getting priced out of the housing market.

I would suggest that you jump into some local meetups, get connected with local investors and real estate agents who can help you on your path to running numbers and getting your feet wet on actually knowing more of a good hard cost for rehabs. 

But even if crime mapping is unavailable I would recommend calling or visiting the local police department and having a talk with them about the safety of the neighborhood/block. 

I would use a local lender for sure. 

He says the son is going to a local private school for the semester and when the semester is over the aunt is going back to china.

The local community is growing as people move out of the city and into the mountains.
