Not sure that is the ideal situation for us. 

Id suggest instead of molding yourself to what others want, define what your ideal client is then seek out those clients.

Ideally, would not like to inject any additional capital into the deal.

@Devin Arrigo just remember it's a cliff that thousands of people have walked off (and survived the fall).

I remember back in the mid 80s when an article like this came out and said the Pac northwest was going to grow at rates unseen in the past.. well that was when  timber aerospace and farming dominated the area.. us CA residence thought what the heck it rains there all the time nice in the summer but really...

Also when comparing GRMs, remember that they are specific per property types, markets and even submarkets. 

Remember a deal I was working on where the owners needed to stay a few days after closing on a mobile home.

Definitely remember that this game is a marathon.

Totally normal....Just remember.....ANYONE can be a "contractor"...... no real skill....no formal training......many are unlicensed etc etc etc.

My goal is to make my first investment, ideally in a 3/4-plex in the Hudson County area, although I am also open to a Duplex as well if the deal is right, and I'm looking to be able to connect with like minded individuals in the following areas:- Agent - someone who wouldn't mind working with a new investor, and has experience/knowledge working in the Hudson County area (which is where I currently reside - I'm in West New York to be specific)- Bank - I would love to be able to work with a community bank/credit union, as I prefer to be able to give back to the small businesses within the community rather than fill the pockets of the big banks.
